Here’s what general contractors and construction managers say about working with us.

FAQs

We're a licensed framing team with decades of field experience—focused solely on structural framing. It's what we know, it's what we do, and it's what we deliver better than most because we're hands-on, every step of the way.

Our core model is subcontracting under General Contractors. We understand the structure: the GC manages the project, we come in, frame it right, and move on. That separation keeps things clean, timely, and professional. It’s how we’ve built long-term relationships across the industry.

We also selectively work directly with property owners on framing-intensive projects—ADUs, decks, stairs, timber patio structures, and light remodels. In areas where we can offer more value than handymen or patchwork crews, we step in as the full-service lead—handling permits, scheduling, and coordination.

These direct-to-client jobs are chosen carefully. We’re not looking to operate as a full-time GC. We prefer the rhythm and focus of framing. But when the right project comes along—where we can provide clarity, skill, and execution—we’re equipped to lead.

For example, in multifamily HOA repairs (like decks and stair systems), our team has taken the lead to coordinate and deliver full compliance-level work—bringing in outside trades where needed, and doing it better than larger firms might.

And as a matter of professional principle, when we’re working under a GC and approached directly by a homeowner, we refer them back to that GC. It’s how we protect professional trust and do business the right way.

When working with General Contractors:

When hired as a subcontractor under a licensed GC, they typically manage permits, inspections, and approvals. In cases where special inspection is required for structural elements in framing, we can coordinate with a licensed special inspector. Fees for these services are typically submitted via change order for approval.

When working directly with clients:

We understand how confusing and frustrating it can be dealing with city red tape, inspectors, and unclear permit processes. Our team is experienced in navigating local codes and city permitting, and we can take care of that burden on your behalf to ensure everything is safe, legal, and ready for inspection.

Change orders must be reviewed and approved before proceeding. A deposit or full payment (based on scope and material costs) may be required to authorize the additional work. This ensures proper scheduling and cost control for both parties.
We are a licensed California contractor (CSLB #997034) with a current and active B‑class General Building classification. Our license has been active since 2014 under a corporate entity.

We carry a $25,000 contractor’s bond on file with the CSLB through American Contractors Indemnity Company.

Our workers’ compensation insurance is active through Benchmark Insurance Company, covering trades including framing and concrete work under appropriate classification codes.

Certificates of insurance and licensing documentation are available upon request.
We typically accept payment via check or bank transfer, consistent with industry practices for subcontracted work. Invoicing is handled through QuickBooks. Credit card payments and financing options are not offered at this time.
We’re licensed (B), insured, and structured as an S-corp for professionalism and accountability. With 40+ years of field experience, we bring reliable, inspectable framing that passes the city's inspection process. We provide clear scope, fair change orders, jobsite respect, and rapid communication. GCs work with us long-term because we keep projects moving and protect their reputation.
